The history of T.A. Title began in 1948, when J. William Cotter, Sr., after many years in the title insurance business, started Title Abstract Company of Pennsylvania. By 1949 there were fifteen employees and two offices, one in Upper Darby, Pennsylvania, and one in Media, Pennsylvania.
Bill Cotter, Sr., aided by a young and forward-thinking staff, was responsible for major technical and procedural innovations within the industry which resulted in time and effort savings without sacrificing accuracy.
By 1957, new offices had opened to handle the growing business in Chester County and along Philadelphia's famous Main Line area. In 1964, three new offices were opened in rapid succession, but that year saw the unfortunate death of the founder of "T.A. ", J. William Cotter, Sr.
Over the years that followed, the company has concentrated much of its efforts developing its managerial, sales and personnel. The company has continued to grow and branch offices have systematically opened when and where they were needed.
In 1979, the stockholders created T.A. Title Insurance Company, which was certified to do business within the Commonwealth of Pennsylvania as an underwriting company. Today, T.A. Title Insurance company is the owner of Title Abstract Company.
In early 1980, T.A. started its Approved Attorney program which now provides the ability to search titles throughout all 67 counties of Pennsylvania, as well as Delaware, New Jersey, New York, Ohio, Maryland and Florida. The Approved Attorney System can be thought of as a symbiotic relationship between an attorney and a title insurance company or its agent. Not only does the system benefit the insured, but it also works to the advantage of both the attorney and the title insurer.
The year 1980 also saw T.A. Title open its first full service offices in Western Pennsylvania. To further increase our services to the public and to real estate agents, T.A. has expanded to include a Financial Services Division which extends our services, including appraisal services, to commercial banks, savings and loan associations and equity lenders. T.A. can deliver a final title commitment over data terminals within 24 hours, followed by an instant insurance policy. For smaller loans, where the protection of title insurance is not required, T.A. offers its Star Service which provides a telephonically transmitted property report within 24 hours.
The real estate industry, which revitalized in 1983, helped T.A.'s direct branch offices continue as the cornerstone of our Company's operations. This revitalization was instrumental in - encouraging T.A. to extend its title services to the Allentown and Lehigh Valley areas. To service our growing list of clients better, T.A. opened branches in the South Jersey area and Tampa, Florida area.
Part of the success of T.A. has always been to be close to our clients. This encouraged us to open agency service offices in Delaware County and Centre County, Pennsylvania and Seminole, Florida. Our agency network proudly services our agents and their insured in Pennsylvania, New Jersey, Delaware, New York, Maryland, Ohio and Florida.
In 1986, T.A. Title Insurance Company became an E.S.O.P. (Employee Stock Ownership Plan) Company. The employee-owners of T.A. Title are now "sharing commitment" for the continued growth and prosperity of their Company.
T.A., in keeping with its tradition of innovative customer services, has created 1031 Corp., specializing in 1031 exchanges. 1031 Corp., a fully owned subsidiary of T.A., is a full service intermediary, assisting investors nationwide in deferring capital gains of the sale of business use or investment property.
Another subsidiary, The Processing Center, was created to assist with the conveyancing for settlement. We take the burden off the Realtors, buyers and sellers and place it on our shoulders to ensure a smooth and problem free closing.
Our newest addition is P.A.R.S., Philadelphia Area Recording Service. This is a service that we are providing any attorney, agent, lender or individual who has the need to a document recorded in Pennsylvania or new Jersey.
T.A. Title Insurance Company now employs approximately 150 people, most of whom have been associated with the title insurance industry all of their working lives. The years of experience of these people, combined with T.A.'s career development training program, give T.A. Title the expertise necessary to provide the very best in Title Insurance service to all its agents, clients and lenders.
